Every contractor writes proposals differently. These are the details homeowners most often want to see spelled out before signing — a missing item is not automatically a problem, but it is usually worth a question.

A higher price is not evidence of overcharging, and a lower price is not automatically a better deal. Two estimates can differ because they describe genuinely different work.

Commonly missing or unclear

The gaps homeowners notice after work has started.

  • Slab thickness not stated anywhere in the document.
  • No PSI or mix design listed.
  • Reinforcement described only as 'reinforced'.
  • No base rock line, and no statement that existing subgrade is adequate.
  • Compaction not mentioned.
  • Square footage absent, so the unit price cannot be checked.
  • No slope or drainage note on a driveway or patio next to the house.
  • Control joint spacing left undefined.
  • Silence on who removes and disposes of the existing slab.
  • No cure time or 'when can I drive on it' guidance.
  • Crack warranty language missing entirely.

Allowances, exclusions and extras

Where the final invoice can drift from the estimate.

Unsuitable soil clause

If soft or organic soil is found, over-excavation and imported fill are usually billed as extra by the yard or hour.

Rock excavation

Prices generally assume normal digging. Rock, caliche or buried debris typically triggers additional charges.

Pump or access charge

If the mixer cannot reach the pour, pumping is added — sometimes after the estimate, once the crew sees the site.

Disposal overage

Concrete disposal is billed by weight. A thicker or more heavily reinforced old slab costs more to remove than assumed.

Utility conflicts

Irrigation lines, gas services, conduit or septic components found during excavation are usually outside the base price.

Restoration

Landscaping, sod, sprinkler repair and fence re-setting are often excluded from concrete scope.

Questions to ask

Ask these before you sign.

  2. 2What reinforcement is included — bar size and spacing, or mesh gauge — and are chairs used?
  3. 3How much base rock is included, and how will it be compacted?
  4. 4Is the existing subgrade adequate, or should imported fill be budgeted?
  5. 5What is the total square footage this price covers?
  6. 6How will the slab be sloped, and where will water go?
  7. 7How far apart will control joints be, and are they saw-cut?
  8. 8Is removal and disposal of the existing concrete included?
  9. 9Will a pump be needed for access, and is that in the price?
  10. 10What curing or sealing is included, and when can I use the surface?
  11. 11What does your warranty say about cracking, settlement and surface scaling?
  12. 12What conditions would make the final invoice higher than this estimate?

Quote red flags

Wording that deserves a second look.

  • A square-foot price with no thickness, PSI or reinforcement stated.
  • No mention of base preparation or compaction anywhere.
  • Cash-only pricing or a large up-front deposit for a one-day pour.
  • Door-to-door offers using 'leftover concrete from a nearby job'.
  • A warranty that excludes all cracking without defining acceptable cracking.
  • No square footage listed, making the unit price impossible to verify.
  • Decorative work quoted without naming the sealer or a re-seal expectation.
  • No cure-time guidance before vehicle traffic.

None of these mean a contractor is doing anything wrong. They are simply points where the written document leaves room for interpretation.

Comparing competing estimates

Are the two bids even for the same job?

  • Normalize to a price per square foot only after confirming both bids use the same thickness.
  • Compare mix strength and any fiber or air entrainment.
  • Line up reinforcement specs — mesh and a rebar grid are not equivalent.
  • Check base rock depth on both, and whether compaction is described.
  • Confirm both include demolition and disposal of the existing slab.
  • See whether either includes a pump charge and the other does not.
  • Compare finish type, joint layout and sealer.
  • Read both warranties, especially the cracking language.

What affects pricing

Labor rates, material costs, project complexity, geography, permitting, site access, specifications and current market conditions all move the number. There is no single universally correct price for a job, and Learn The Quote does not claim to determine one.

Volume and thickness

Concrete is sold by the cubic yard, so an extra inch of slab is a real material increase.

Site access

Backyard pours, narrow gates and long hose runs shift placement from chute to pump or buggy.

Soil and drainage

Expansive clay, soft fill and poor drainage require deeper prep and more base rock.

Finish complexity

Stamped, colored and exposed-aggregate finishes take more labor, more product and more return visits.

Season and weather

Cold-weather blankets, hot-weather admixtures and rain delays affect both cost and schedule.

Local market

Ready-mix pricing, fuel, disposal fees and crew availability vary substantially by region.

Frequently asked questions

What thickness should a concrete driveway be?
That depends on soil, loads and local practice, which is exactly why the estimate should state the thickness it prices. A quote saying 4 inches and one saying 5 inches are not the same job, and the difference is roughly 25% more concrete plus prep.
What does PSI mean on a concrete quote?
PSI is the compressive strength of the mix. Residential flatwork commonly uses mixes in the 3,000 to 4,500 PSI range depending on climate and use. Higher strength mixes, fiber additives and air entrainment all cost more per yard.
Is rebar or wire mesh better?
They serve different purposes and local practice varies. What matters for reading a quote is that the reinforcement is named — bar size, grid spacing, mesh gauge or fiber — and that support chairs are included so the steel sits at the right depth.
Why is subgrade preparation important in the price?
Most flatwork failures trace back to what is under the slab. Excavation depth, removal of organics, imported base rock, thickness of that base and compaction are real costs that a low bid can quietly omit.
What is a pump charge?
When a truck cannot reach the pour, concrete is moved by pump or buggy. Pump trucks are billed by the hour with a minimum, and access limitations can add meaningfully to a small job.
Should the quote mention control joints?
Yes. Joint spacing, whether joints are saw-cut or tooled, and timing all affect where the slab cracks. Concrete does crack; joints decide where.
Is removal of the old concrete included?
Not always. Breaking out, hauling and disposing of existing concrete is a substantial line item, and disposal fees are charged by weight. If the estimate is silent, ask.
